Buying a house James Dewhurst

Looking to Buy?

While knowing how much you can afford is the first step, sellers will be much more receptive to potential buyers who have been pre-approved.

Make a list of your NEEDS & WANTS

The NEEDS list should include items you must have, like the number of bedrooms you need for the size of your family, garage and neighbourhood/schools. The WANTS list is your things you would like/love to have but that are not absolutely necessary.

Realistically for first-time buyers, you probably will not get everything on your wish list, but it will keep you on track for what you are looking for.

Selecting your Real Estate Professional.

Your Real Estate Professional must be someone who you feel comfortable with, be someone you feel you can trust and always have your best interests in mind.

Be Objective

Instead of thinking with your heart when you find a home, think with your head. Does this home really meet your needs?

Be Thorough

A small investment spent now may save you large expense in the long run.

Don’t forget such essentials as:

  • Having the property inspected by a professional inspector.
  • Include inspection & mortgage contingencies in your written offer.
  • Request a second walk-through to take place within 24 hours of closing.
  • You want to check to see that no changes have been made that were not agreed on and the home is clean.

Please email, message or call me directly to discuss how I may help you find your next home.
